Pre-exchange
A lot happens here. Your conveyancer will work to review legal documents, conduct searches, draft contracts and make sure your move is on track. We’ll keep you updated every step of the way, so you’ll always be in the loop.

Exchange
A big day! Signed contracts are swapped with the seller and you get confirmation of your moving day.
4.
Pre-completion
Not long now! It’s time to begin packing, book your removals, and get excited. The time between exchange and completion is typically 7 to 28 days – you’re nearly there.
5.
Completion
Moving day arrives. It’s time to go and pick up those keys and get settled into your new home. At Eden, we’ll keep working by paying any owed stamp duty and registering you as the new owners (this won’t impact you moving in). Congratulations!

What exactly is conveyancing?
Put simply, conveyancing is the legal process of transferring ownership from the seller to you. Beginning when you instruct and ending when you’re registered as the new owner.
How long will conveyancing take?
The process typically takes anywhere from 8 to 12 weeks. Though this can vary depending on your unique circumstances, it could be shorter or take longer.
Will I need to pay stamp duty?
You won’t need to pay stamp duty if your purchase price is below £300,000. For properties between £300,000 and £500,000, you'll pay 5% on the portion above £300,000. If the purchase price is above £500,000, standard rates will apply.
How much deposit will I need?
Most lenders require at least 5-10% of the property's value. On a £300,000 home, that's £15,000-£30,000. Getting a larger deposit can help you secure better mortgage rates and increase your chances of mortgage approval.
